Developer D.R. Horton proposed a dynamic mixed-use development to be located at a major intersection in the City of Rancho Cucamonga. Their project included over 300 residential housing units along with a spacious public plaza, a boutique hotel and two restaurants. The goal of this development was to create a self-contained ‘resort style’ neighborhood where people could walk to local dining and entertainment.
Initial community opposition to the project was strong. Nearby residential neighborhoods were concerned about increased traffic, as well as the possibility that a hotel might attract undesirable elements to their area.
Christopher Jones Consulting was brought in to assist in changing residents’ negative perceptions and building positive community support for the Project.
The Developer held a series of public informational hearings to educate residents about the project and to address local concerns with modest modifications to the proposed development. Local residents were reminded that the property for the proposed project was currently zoned for retail shopping and that exchanging a Big Box Store for a mixed-use residential neighborhood would actually enhance their neighborhood’s quality of life and their home values.
In addition, local residents were recruited to speak in favor of the proposed development at City Council meetings and demonstrate active community support to city policy makers. This effort helped to significantly diminish public opposition and led to a unanimous City Council vote in support of the Development Project.
